We take an integrated approach to real estate. Meaning, we are not simply a real estate appraisal firm. We are also licensed real estate agents and local real estate investors. Combining our technical appraisal experience and agent perspective allows for a data driven appraisal backed by experience and market awareness. Whether the assignment is a small bungalow in east Austin, a ranch in Johnson City, a lake house on Canyon Lake, a new construction proposition, or a downtown condo, we have you competently covered.

Estate Settlement

Settling estates requires real estate appraisal for all real property that may need valuation. This may involve a single-family residence, condo or raw land. Abode is qualified and licensed to provide private estate appraisal(s).

Investment Analysis

Certified appraisers are trained in the Income Approach to value, which considers the capitalization rate and the potential income of the property as of the appraisal date, based on local market data. Estimated expenses and current rental comparables are considered, giving an educated cash flow estimate.

Lot or Land

Abode specializes in land valuation. Land serves many uses, ranging from future homesites or commercial projects to hunting ranches to investment holdings. We take all aspects into consideration. Obtaining an objective valuation will serve to inform your investment decisions.

Private

Many properties exchange hands off market and in the absence of a lending institution. Both parties involved are advised to obtain an appraisal to ensure fair market value is the basis for negotiation. Using a certified appraiser insures the most objective opinion of value.

Divorce Settlement

Valuation services are often needed in divorce settlement. We can offer the objective opinion to complete the negotiation process.

Mortgage Lending

Abode partners directly with mortgage lending banks and institutions to provide services to facilitate a lender requests.

Tax Assessment Protest

Abode provides support for clients in need of protesting their county tax assessments. We review the process with our clients, so they are informed about the steps to take and what to expect. Documentation is provided to assist with the valuation protest and full appraisals can be performed with the situation dictates.

Our Process

Good work takes precedence.

Our turn times depend on the assignment conditions, which are based on the client's needs and property characteristics. We value an opportunity to physically inspect the property, which is something that newer appraisal firms and other valuation services (like Zillow) often discount. We will always place our priority on quality of the report, which depends on the quality of information gathered.

Single Family Residence

Our fees for a single-family residence change depending on the detail and type of report desired, which affects the amount of time and the types of process we use to produce the report. A typical residential property is one that is under 3500 square feet, with a lot size under acre, located in a subdivision with residential deed restrictions. Additional structures, such as accessory dwelling units (ADU), workshops, or other detached air-conditioned space are additional considerations, as are waterfront properties or other unusual geographic details. Lot / Land

Our fees for lots and land begin at $400 which covers a size range with no minimum to approximately 100 acres. As with SFR, a proposal will be presented based on several factors which will be discussed prior to the proposal being submitted/accepted. This assures we are all on the same page before work begins.
